Legal & Financial Advice
Luxury Real Estate
Buying or selling in Spain involves lawyers, notaries, tax offices and banks. We make sure you have the right independent specialists and that everything happens on time.
Independent lawyers
We introduce independent, English-speaking lawyers who work only for you. They check the land registry, licences, debts and contracts, draft or review the arras contract and accompany you at the notary.
Lawyers usually charge around 1% of the price plus VAT; the exact fee is agreed in advance between you and the lawyer.

NIE, bank and taxes
You need an NIE and a Spanish bank account to buy. Your lawyer or gestor can apply for them, also with a power of attorney if you are not in Spain. After the purchase they pay the taxes, register the deed and set up direct debits for IBI and utilities.

Mortgages
Spanish banks usually lend non-residents up to 60–70% of the value and residents up to about 80%. We introduce independent mortgage brokers who compare banks and arrange the valuation, so that your financing is in place before the contract deadlines.
